The subject farm is located approximately 100 miles northwest of Chicago O'Hare International Airport.  Nearby towns include: Freeport (adjacent to the west), Pecatonica (12 miles east), Forreston (12 miles south).

Major Highways:

Illinois Route 75 is 1/4 mile north, U.S. Route 20 is 1 mile east, Illinois 26 is 2 1/4 miles west, and Interstate 90 is 30 miles east of the property.

A brief legal description indicates the Tarpey Trust Farm is located in part of Section 33 in Township 27 North - Range 8 East (Northeast Freeport Township) and part of the North Half of Section 4 in Township 26 North - Range 8 East (Southeast Freeport Township) in Stephenson County, Illinois.

Climate/Growing Season:

Stephenson County has a continental climate typical of north-central Illinois. The average length of the growing season is nearly 160 days. On average, we expect aobut 2750 growing degree days from April 15 through September 30. Annual precipitation averages about 35 inches with over two thirds of this coming during the growing season. Snowfall averages about 36 inches per year. Prevailing winds are from the west and southwest. The climate, combined with the generally excellent soils in this area, provides a nearly ideal environment for the productions of corn, wheat, and soybeans.

Mineral Rights:

All mineral rights owned by the seller will be transferred in their entirety to the new owner.
