Directions to Auction: The auction is being held online beginning 3/28/2014. The timed, online auction closes April 25, 2014, beginning at 3PM CT. Visit mgw.us.com/timberline to bid.
Directions to Farm: From the intersection of US Highway 12 and South Musselshell Road, head 0.1 mile northeast on US 12. Exit north onto Fourmile Road for 3.5 miles to arrive at the trail road. Follow the trail road for approximately 2.5 miles to arrive at the southwest corner of The Timberline Ranch.

Auction Terms & Conditions

Agency: Martin, Goodrich & Waddell, Inc. and its representatives are agents of the owner.
Earnest Money: The farm will be offered in an online auction. Bidding will be on a per acre basis, multiplied by the number of deeded acres. The successful bidder will enter into a purchase agreement with the seller immediately following the auction. Upon the close of the auction, the purchase agreement will be forwarded to the successful bidder via email or fax. A signed copy of the purchase agreement must be received by Martin, Goodrich & Waddell, Inc. within 24 hours of the auction closing. A 10% earnest money payment is required to accompany the purchase agreement and may be submitted by certified check or wire transfer. Bidding ends at 3:00 PM Central Time on Friday, April 25th, 2014. A bid placed within 5 minutes of the scheduled close of the auction will extend bidding by 5 additional minutes until all bidding is completed. If you plan to bid, please register 24 hours prior to the auction closing. Bidding is not conditional upon financing. The seller reserves the right to accept or reject any or all bids.
Closing: Closing shall be on or before May 30, 2014. The purchase agreement is between the seller and buyer only, and cannot be assigned to a third party without the written consent of the seller.
Real Estate Taxes: The 2013 real estate taxes due and payable in 2014 shall be paid by the seller. The 2014 real estate taxes due and payable in 2015 shall be pro-rated to the date of closing. All subsequent year taxes shall be the responsibility of the buyer.
Crops & Expenses: Buyer shall accept the benefits and responsibilities of two CRP contracts through their dates of expiration. The first contract covers 2,061.5 acres, enrolled through 9/30/22, and receives an annual payment of $51,538.00. The second contract covers 155.4 acres, enrolled through 9/30/22, and receives an annual payment of $4,118.00. The 2014 CRP income shall be pro-rated to the date of closing.
Conveyance: At closing, seller shall convey and transfer the property to buyer by warranty deed, appropriate assignment, land trust, or other similar acceptable instrument of conveyance. At the same time, the balance of the purchase price then due shall be paid and all documents relative to the transaction shall be signed and delivered.
Title Evidence: At closing, seller shall furnish a commitment and Owner's Title Guaranty Policy for the amount of the purchase price at the seller's expense.

Location: The subject ranch is located 57 miles northeast of Billings Logan International Airport. Nearby towns include: Musselshell (4 1/4 miles south), Melstone (7 1/2 miles east), and Roundup (22 miles southwest).
Legal Description: A brief legal description indicated the Timberline Ranch is located in Part of the Southwest Quarter of Section 29, all of Sections 32, 33, and 34 and the North 400 acres of Section 35, all in Township 10 North - Range 29 East (Melstone Township), Musselshell County, Montana.
Total Acres: There are approximately 2,480 acres, more or less, according to the Musselshell County Assessor's Office.
Tillable Acres: There are approximately 2,216.9 tillable acres, more or less.
Soil Types: Major soil types found on this ranch include Marvan-Vanda silty clays and Neldore-Abor silty clays.
FSA Data: There are currently two CRP contracts on the Timberline Ranch. The first contract covers 2,061.5 acres, enrolled through 9/30/22, and receives an annual payment of $51,538.00. Climate / Growing Season: The climate in Musselshell County and central Montana is classified as Middle Latitude Steppe. This semiarid region is characterized by low rainfall, low humidity, clear skies, and relatively large annual and daily temperature changes. The average length of the growing season is about 115 days. Musselshell County receives an average annual precipitation of 14.24 inches. Snowfall averages about 29.60 inches per year.
