Inspection Location: 12:00-2:00 pm and 4:00-6:00 pm, held at the horse facility, 27435 Washington Avenue, Waterford, WI.
Directions to Auction: The auction will be held at the property. From Highway 36 (Milwaukee Avenue) between Waterford and Burlington, head east for 1.8 miles on Highway 20 (Washington Avenue) to arrive at the site.
Directions to Farm: The farm is located slightly southeast of Waterford, Wisconsin on Highway 20 (Washington Avenue).

Auction Terms & Conditions

Agency: Martin, Goodrich & Waddell, Inc. and its representatives are agents of the owner.
Earnest Money: The successful bidder as determined by the auctioneer is required to make a 10% down payment of the accepted bid price on the day of auction with the balance due at closing. Bidding is not conditional upon financing. Payment shall be in the form of a personal check or cashier's check.
Closing: Closing shall be on or before June 20, 2013. The purchase agreement is between the seller and buyer only, and cannot be assigned to a third party without the written consent of the seller.
Real Estate Taxes: The 2013 real estate taxes, drainage assessment taxes, and special assessments due and payable in 2014 shall be pro-rated to the date of closing. The 2012 real estate taxes were $12,341.08 for tract 1 and approximately $4,050.00 for tract 2. All subsequent year taxes shall be the responsibility of the buyer.
Crops & Expenses: Buyer shall receive all crops planted for the 2013 crop year. The property is free of leases.
Conveyance: At closing, seller shall convey and transfer the property to buyer by warranty deed, appropriate assignment, land trust, or other similar acceptable instrument of conveyance. At the same time, the balance of the purchase price then due shall be paid and all documents relative to the transaction shall be signed and delivered.
Title Evidence: At closing, seller shall furnish a commitment and Owner's Title Guaranty Policy for the amount of the purchase price at the seller's expense.
Survey: Seller shall secure a boundary survey by a licensed land surveyor at the seller's expense, dated no more than 6 (six) months prior to closing.

Location: The subject farm is located approximately 67 miles northwest of Chicago O'Hare International Airport. Nearby towns include: Waterford (2 1/4 miles northwest), Burlington (5 miles southwest), and Union Grove (7 miles southeast).
